    Location is a strong start, but it is not everything. Once a guest has filtered for an area, photos, reviews and pricing decide the booking. A well presented home in a quieter neighbourhood often outperforms a tired listing in a top one.

    Indre By

    Highest demand and highest prices. You also face the toughest competition, so a strong listing and quick response times matter more than anywhere else. Typical guest: short-stay tourists and weekend couples who want to walk everywhere. Tip: invest in great photos and fast replies, guests here compare many listings before they book.

    Vesterbro

    Hip and central, popular with young international guests and great weekend rates. The area sells itself, but presentation makes the difference. Typical guest: younger international travellers and small weekend groups. Tip: lean into the neighbourhood story in your listing, the name Vesterbro is itself part of what guests are paying for.

    Frederiksberg

    Green, calm and upscale. Families and longer stays do well here, and guests appreciate the slower pace next to the city. Typical guest: families and longer stays. Tip: show the green spaces and quiet streets in your photos, that calm feel is exactly what guests are choosing the area for.

    Østerbro

    Safe and family friendly, close to the lakes and Fælledparken. Reliable demand from event guests at Parken and from families visiting the city.     Christianshavn

    Canals and character. There are few homes here, so the ones that come up tend to attract guests who happily pay extra. Typical guest: design-aware visitors and couples who pay for character. Tip: show the canals and the short walk to the centre, scarcity in the area is part of what guests are paying for.

    Amager and Islands Brygge

    Harbour baths in summer, close to the airport. Strong for stopover guests and warm season bookings. Tip: state the metro time to the airport and to the centre in the listing, that single line closes a lot of bookings.

    Nordhavn

    New, modern and well connected. Business and design guests like the architecture, the water and the easy access to the rest of the city. Typical guest: business travellers and design-focused visitors. Tip: photograph the architecture and the water, those are the cues that book this area.
