Once the 70 days are used: the legal way to keep earning

The 70 day cap is for short holiday stays. Renting your furnished home to someone who needs a place for a month or more is a different kind of rental, and it does not count against those 70 days. We help you set it up the right way.

The 70 day cap is for short holiday stays. Renting your furnished home to someone who needs a place for a month or more is a different kind of rental, and it does not count against your 70 holiday days.

If you go all the way to four months with the same person it becomes a regular tenancy with different rules, so the sweet spot is about one to three months. This is called mid-term rental.

    Who rents this way

People starting a new job in Copenhagen, researchers and visiting lecturers, medical staff on short contracts, and people from abroad who need the city for a couple of months.

    The smart move: combine both

Place your 70 Airbnb nights in the high season when prices are best, and fill the rest of the year with mid-term stays. The home keeps earning, and you stay inside the rules.

    What we handle

Arnor sets it all up. We position the home, handle contracts and pricing, manage the switch between short and mid-term stays, and review your specific situation first so everything fits your building and your goals.

Source for the 70 day holiday rule: the Danish Planning and Rural Districts Agency (Plan- og Landdistriktsstyrelsen). We review your situation first to confirm what applies to your home.

    The whole year

You may let your home for 70 nights a year in Copenhagen. We use them where they are worth the most, and fill the rest of the year with furnished rental from 1 to 6 months, so the home does not stand empty.

    • The 70 nights are placed in the high season and around the big events, where nightly rates are highest.
    • For the rest of the year the home is let furnished to people moving to the city, people on assignment, and people here on projects.
    • You get one agreement, one contact person and one monthly statement for both parts.

    Frequently asked questions

Is mid-term rental also limited to 70 days?

No. The 70 days are for short holiday stays. Stays of a month or more are a different type of rental.

Can I use both Airbnb and mid-term rental?

Yes, that is the smart model. Short stays in the expensive weeks, mid-term for the rest of the year.

    Who lives in the home?

Vetted adults with a real need for a temporary home, often referred by universities and relocation agencies, not random tourists.
