What does Airbnb management with Arnor cost?
23% of what Airbnb pays out, that is the rental income after Airbnb's service fee, including VAT, a flexible agreement with no minimum term, plus a one-off onboarding fee of 1,499 kr including VAT. The calculation is made on the amount Airbnb pays out, after Airbnb's own service fee of 15.5% plus VAT. The guest also pays a cleaning fee, set on the platform, and that fee pays for the cleaning and the linen between stays, so it sits outside the 23% and you do not pay for cleaning between guests yourself. No hidden fees.
Is there VAT or any other fee on top?
No. The 23% includes VAT, so nothing is added on top. Beyond the fee and the one-off 1,499 kr including VAT, there are no monthly charges and no hidden costs.
How many nights may I rent out?
70 nights a year in Copenhagen, when the letting goes through a platform that reports to the Danish Tax Agency. We count the nights and close the calendar before you reach the limit.
What do I do with the rest of the year?
We combine short-term rental for the 70 nights with mid-term furnished rental from 1 to 6 months for the rest of the year, so the home does not stand empty.
Am I tied into an agreement?
No. The agreement is flexible with no minimum term, so you can stop when it suits you.
Can you help if I live in a housing co-op?
Yes. We know the rules for housing co-ops and condominium associations, and we help you get a written clarification from the board before we start.
When do I get paid?
Every month, on a fixed schedule, with a statement showing each booking, what the guest paid, what the platform took and what reaches you.
