    What a co-host at Arnor does

    A co-host on Airbnb is a person or a company the owner gives access to run the listing. At Arnor that means the whole operation: we write and optimise the listing, set the prices, answer the guests, screen bookings, organise keys and arrival, coordinate cleaning and linen, keep an eye on the home and handle damage while it is small.

    The difference from a tool or a cleaning service is that someone is responsible and present in Copenhagen. When the guest is at the door at 11 pm, we are the ones who answer.

    Co-host or full management? With us it is the same thing

    Some agencies move the listing onto their own account. We do not. Our full management is delivered through Airbnb's co-host function, because it gives you three things an agency would otherwise take from you: ownership of the listing and the reviews, full insight into every booking, and the freedom to stop when you want.

    If we part ways, you remove us as co-host and the listing carries on as yours. There is no minimum term and no termination fee.

    Who it is for

    It suits you if you already have a listing with good reviews and do not want to start over on someone else's account. It suits you if you have never let before: we then create the listing in your name from the start. And it suits you if you are away for longer periods, for a parent-bought flat between two tenants, and for year-round homes in Copenhagen and Frederiksberg that stand empty at times.

    What you pay

    One rate, one one-off fee, nothing more

    23% of what Airbnb pays out, including VAT

    The fee is calculated on the amount Airbnb pays out after its own service fee. Airbnb deducts our share automatically, so you never pay us an invoice.

    A one-off onboarding fee of 1,499 kr including VAT per home is invoiced at signature. The guest pays the cleaning fee on the platform, and it covers cleaning and linen between stays. If you want professional photos, you pay the photographer directly.

    How to get started

    From estimate to co-host in under two weeks

    Free estimate

    You send the address, size and number of bedrooms. We reply within 24 hours with a figure for your home.

    Review and agreement

    We check residence, association and rules, and you sign an agreement with no minimum term. Onboarding is invoiced, and we prepare the listing with you.

    Co-host and live

    You add Arnor as co-host in your Airbnb account, prices are set, the calendar opens, and the first guests typically arrive within the first week.

    The whole year

    You may let your home for 70 nights a year in Copenhagen. We use them where they are worth the most, and fill the rest of the year with furnished rental from 1 to 6 months, so the home does not stand empty.

    • The 70 nights are placed in the high season and around the big events, where nightly rates are highest.
    • For the rest of the year the home is let furnished to people moving to the city, people on assignment, and people here on projects.
    • You get one agreement, one contact person and one monthly statement for both parts.
