If you are thinking about letting an agency run your Airbnb in Copenhagen, the first question is almost always the same: what does it cost? The answer depends on the model you choose and on what is actually included in the price. Here is an honest overview with real numbers, so you can work out whether it makes sense for you.
Most full-service agencies in Copenhagen charge between 15 and 25 percent of the rental income. A few providers advertise rates as low as 8 to 10 percent, but that is usually a stripped-down model where cleaning, linen, out-of-hours guest support or listing setup are billed separately. What matters is what you get for the percentage, and what you still have to handle yourself.
The commission model is the most common. The agency takes a fixed percentage of every booking, and you only pay when there are actually guests in your home. If you earn nothing in a month, you pay nothing. At 15 to 25 percent commission you should expect the agency to handle the listing on Airbnb and other platforms, night-by-night pricing, all guest communication, check-in, cleaning between stays, linen and towels, and help when something breaks.
The low-cost model looks cheap on paper, but read the fine print. When an agency charges 8 to 10 percent, often only the listing management itself is covered. Cleaning is billed per stay, linen is rented separately, and evening and weekend guest support can cost extra. For a home with many short stays, the total bill can easily end up higher than with a full-service agency.
