Airbnb in Frederiksberg: what you may do, what it pays, and who is watching

Frederiksberg is a city within the city. Its own municipality, its own town hall, its own rules for parking and building permits. So it is a fair question whether anything special applies when you want to rent out your apartment on Airbnb. The short answer: the caps are the same as everywhere in Denmark, but enforcement is handled by Frederiksberg Kommune with its own routines and contact points. And your housing association often matters more than either.

The interest is certainly there. The local paper FrederiksbergLIV counted around 9,100 Airbnb listings with a Frederiksberg address in the autumn of 2025, roughly one in six homes in the municipality. Renting out is not unusual here. It is common, and it can be done both legally and sensibly.

The 30 and 70 day caps are national rules. But the residency requirement, the duty to use the home for year round living, is enforced by each municipality. In Frederiksberg it is not Copenhagen's housing patrol that knocks. It is Frederiksberg Kommune itself that handles empty home cases from the town hall at Smallegade 1. According to figures from the Ministry of Social Affairs and Housing, cited by FrederiksbergLIV, 99.2 percent of Frederiksberg homes carry the residency requirement.

The six week rule has teeth. The municipality states it plainly: homes may not stand empty, or only partly used, for more than six weeks. It is a punishable offence not to notify the municipality if your home will stand empty longer, and in some cases the municipality can assign the empty home to a person on the housing list.
