Airbnb runs two fee structures, and which one your listing is on decides both what lands in your account and what price the guest sees on screen. Airbnb charges a service fee every time a booking is confirmed, and it can be set up in one of two ways: the split fee or the host-only fee. Many private hosts with a single listing are still on the split fee. Hotels, serviced apartments and hosts who use professional property management software must use the host-only fee.
On the split fee, you as the host pay 3 percent. The fee is calculated on the booking subtotal, meaning the nightly price plus any fees you charge yourself, such as a cleaning fee. Taxes and the guest's own service fee are not part of the base, and the amount is deducted automatically before the money reaches your account. The guest pays the bigger share, a service fee of between 14.1 and 16.5 percent of the subtotal.
On the host-only fee the guest pays no separate service fee, and the whole cost sits with you at around 15.5 percent of the subtotal. The guest then sees a cleaner total price, which changes how your listing compares in search.
