The fee is 23% including VAT of what Airbnb pays out, that is the rental income after Airbnb's service fee. Airbnb's own service fee of 15.5% plus VAT applies on the listings we run. The guest's cleaning fee is separate, it is set on the platform and it pays for the cleaning and the linen between stays.
We assume 85 percent occupancy on the nights you make the home available, and combine it with per-neighbourhood nightly averages from the Copenhagen short-term rental market. The estimate reflects the months you select and applies seasonal pricing, so summer nights earn more than winter nights. Tax follows the Skattestyrelsen 2026 rules for platform-reported rental: a 35,100 kr allowance, then 60 percent of the surplus taxed as capital income at roughly 35 percent. This is an indicative estimate. Actual earnings depend on your home's condition, exact location, photos and pricing.
It is a realistic starting point based on Copenhagen averages for your neighbourhood, size and bedroom count. Real earnings can be 10 to 20 percent higher or lower depending on your photos, reviews, pricing and how the home is looked after. Ask us for a full report for your specific address.
If you rent through a platform that reports to the tax authority, the first 35,100 kr is tax free. On the rest, 60 percent is taxable as capital income, usually around 35 percent. Effective tax on typical Airbnb income in Copenhagen is often between 5 and 15 percent.
In Copenhagen you can rent out your entire home for a maximum of 70 nights per year through a reporting platform. Renting single rooms while you live there does not count toward the limit.
